Below are some of the most common models in the RE industry:

Model GCF-1A/ Development: An investor can come in at green field level investing in the development of solar and wind projects in the U.S. which involves funding a team of specialized project managers in Land Lease Negotiations, Environmental Studies and Permitting. This activity can be partially funded or fully funded depending on the investors level of participation. The development stage usually takes anywhere from 18 to 24 months depending on the project size.

Model GCF-1B/ Construction: An investor can choose to enter the investment cycle at the Green Asset Construction level and benefit from 18-24 months head start on projects reducing some risk but typically dispensing a higher investment. The investor may also request to accumulate CGF-1A with GCF 1B. The Development team take these projects to financial close with lenders (typically a bank or a club of banks) , select an EPC contractor and supervise the building of the project. Upon completion of construction the investor can opt to sell out or take ownership ( model GCF-1C).

Model GCF-1C/ Ownership: An investor can be part of all three levels or only come in when the project is “developed” and “built”. Typically the investor will have a PPA (Power Purchase Agreement) with an offtaker (an energy supplier) that will pay a pre-established rate for a long term contract that typically runs for about 20 years, or a hedged price agreement paid out by a bank or as in most West European countries, have an FIT (Feed-In Tarif).
